The Client & Requirement

In  2025, I represented a new manufacturing venture specializing in high-end glass, double-glazed windows, and architectural glass panels. The client’s operational needs were highly specific:

  1. Size: 3,000 – 4,000 sq. ft.

  2. Logistics: Drive-in loading bay capable of accommodating large delivery vehicles.

  3. Interior Specs: 14’+ clear height with a "Clear Span" shop floor (no columns) to allow for the safe handling of oversized glass sheets.

  4. Dual-Use: A professional showroom component (10–15% of the total unit) to showcase finished products to designers and contractors.

  5. Location: Immediate proximity to the Highway 401 and Markham Road exit for logistical efficiency.

The Challenge: Zero Credit History & Tight Inventory

The primary hurdle was two-fold. First, the Industrial availability rate in Scarborough remained below 5%, making units with "Clear Span" layouts highly coveted. Second, as a new business, the client lacked the traditional corporate credit history that institutional landlords typically require.

The Strategy: Deep Due Diligence & Off-Market Access

To overcome the inventory shortage, I executed a dual-track search:

  1. Market Analysis: Vetted over 10 active listings, conducting immediate Zoning Due Diligence to ensure glass manufacturing was a permitted use in each industrial plaza.

  2. Network Leveraging: Tapped into my network of local listing agents and landlords to access "Pocket Listings" (Non-MLS) that met the unique showroom/manufacturing hybrid requirement.

  3. Landlord Diplomacy: Initiated direct dialogues with landlords to understand their specific tenant-mix preferences and risk tolerance regarding manufacturing wear-and-tear.

The Negotiation: Risk Mitigation & Cost Savings

The negotiation was where we secured the "Realty Success" for this client.

  • Personal Guarantee Reduction: The landlord initially demanded a 4-year personal guarantee due to the business being new. I successfully negotiated this down to 24 months (2 years), effectively halving the client’s personal financial risk.

  • Securing a Fixturing Period: By positioning the client's willingness to invest their own capital into the showroom build-out, I negotiated a preferred fixturing period. This provided a favorable rent-free window, allowing the client to set up operations before the full lease payments commenced.

  • Streamlined Approval: By meeting the landlord’s target price, we eliminated further friction regarding the "new business" status, securing the space in a competitive multiple-interest environment.

The Result

The client successfully moved into a premium industrial unit at Markham Rd & 401 that perfectly accommodated their glass manufacturing machinery and showroom needs.
